Invest in real estate, through its loans.
A developer needs a defined amount for a defined period, usually to build, to finish, or to bridge to a sale. Each case we bring to the list is one such loan, open in shares from EUR 10'000.
Participants take a share of the same loan on the same terms. The security recorded for that facility is held for them together, so nobody is left holding a weaker position than anybody else in the case.

- Minimum participation

We invest in every project we bring you.
As a show of good faith, we always trust every project we bring you with our own capital. Watson AM puts at least 5% of its own capital into every case, on the same terms, the same security, and the same ranking as you.
How our platform works.
-
Your name goes on the list.
Registering is free and carries no obligation. Tell us the investment amount, duration, and return profile that would suit you, and only the cases that match them are sent your way.
-
Once a case clears diligence, it reaches you.
Before anything is sent, the project runs through our nine-step review. What arrives is the case file itself: the asset, the security recorded against it, the loan-to-value, the term and the numbers, set out before you decide.
-
Every decision stays with you.
Take part in a case or let it pass, and the next one reaches you all the same. From EUR 10'000 a case, how much you commit is your call, and Watson AM puts at least 5% of its own capital into each one alongside you.
-
Interest through the term, principal at exit.
The interest schedule is written into the case file before you commit, and the principal falls due when the project exits, through a sale or a refinancing. If a borrower fails to repay, the recorded security is enforced for every participant in the case at once.

No cost and no commitment.
A case file reaches you whenever a project clears diligence, with the asset, the security, the loan-to-value, the term and the numbers all set out in it.
You take part or you pass, and every case is your own call. There is no fee to be on the list, and you can come off it whenever you like.
If something here needs explaining before you put your name down, write or call us during CET business hours and we will answer you plainly.

Can private individuals invest in property-backed loans?
Yes. Watson Capital Partners is an investment platform built for private individuals, so you don't need to be a professional investor. After an identity check, you receive the cases that match what you told us and decide on each one yourself, from EUR 10'000 a case.
When does Watson Capital Partners launch?
The platform opens to investors in January 2027. Until then you can join the pre-registration list, free and with no obligation, and the first property-backed cases will reach you at launch.
Are there any fees for investors?
No. Joining the list and investing in a case are both free. Investors pay no fee, we are compensated by our borrowers instead.
How is Watson Capital Partners related to Watson AM?
Watson Capital Partners is operated by Watson AM AG, a Swiss company registered in Basel that arranges secured real estate financing for professional investors. The platform is separate and made for private individuals, with its own terms, access and risks.
